ve zaman\u0131n y\u0131prat\u0131c\u0131l\u0131\u011f\u0131 sebebiyle olu\u015fan zararlar hari\u00e7 t\u00fcm zararlar\u0131n kar\u015f\u0131lanmas\u0131<\/li>\n\n\n\n<li>Kira s\u00f6zle\u015fmesinin ge\u00e7erli oldu\u011fu s\u00fcre boyunca evin kiraya verildi\u011fi gibi kalmas\u0131<\/li>\n\n\n\n<li>Konut sigortas\u0131, emlak vergisi vb zorunlu giderlerin kar\u015f\u0131lanmas\u0131*&nbsp;<\/li>\n\n\n\n<li>Kiralanan evde kirac\u0131ya zarar verecek bir kusur \u00e7\u0131karsa (bozuk kombi, tam kapanmayan daire kap\u0131s\u0131, su s\u0131zd\u0131ran boru vs) bu kusurun giderilmesi *<\/li>\n\n\n\n<li>Bu kusurlar\u0131n kirac\u0131ya zarar vermesi durumunda kirac\u0131n\u0131n u\u011frad\u0131\u011f\u0131 hasar\u0131n kar\u015f\u0131lanmas\u0131 zarar\u0131n bedeli bir sonraki kira bedelinden d\u00fc\u015f\u00fclebilir.<\/p>\n\n\n\n<p>6098 say\u0131l\u0131 T\u00fcrk Bor\u00e7lar Kanunu ev sahibine ayn\u0131 zamanda \u015fu sorumluluklar\u0131 da y\u00fcklemektedir:<\/p>\n\n\n\n<ul>\n<li>Hakl\u0131 fesih \u015fartlar\u0131 veya yasa d\u0131\u015f\u0131 durumlar s\u00f6z konusu olmad\u0131\u011f\u0131 s\u00fcrece ev sahibi kirac\u0131dan evden s\u00f6zle\u015fme bitmeden \u00e7\u0131kmas\u0131n\u0131 talep edemez.\u00a0<\/li>\n\n\n\n<li>Ev sahipleri kirac\u0131dan s\u00f6zle\u015fmede belirtilen tarihlerden \u00f6nce kira bedelini y\u00fck\u00fcml\u00fcl\u00fckleri getirir:<\/p>\n\n\n\n<ul>\n<li>Kiraya verilen ev kentsel d\u00f6n\u00fc\u015f\u00fcm kapsam\u0131nda y\u0131k\u0131lacaksa ev sahibi bunu kirac\u0131ya bildirmek zorundad\u0131r.<\/li>\n\n\n\n<li>Kentsel d\u00f6n\u00fc\u015f\u00fcm kapsam\u0131nda y\u0131k\u0131lacak olan evin yerine yenisi yap\u0131lacaksa ev sahibi kirac\u0131y\u0131 yeni eve davet etmekle y\u00fck\u00fcml\u00fcd\u00fcr.&nbsp;Konuyla ilgili daha detayl\u0131 bilgi sahibi olmak isterseniz &#8220;<a kiralama yapamaz. S\u00f6zle\u015fmelerin i\u00e7eri\u011fi taraflar aksini talep etmedi\u011fi ve Kanun\u2019a ayk\u0131r\u0131 h\u00fck\u00fcmler i\u00e7ermedi\u011fi s\u00fcrece standart olarak haz\u0131rlan\u0131r.
