Hem kiral\u0131k evde konaklayanlar\u0131n hem de m\u00fclk\u00fcn\u00fc kiralamay\u0131 d\u00fc\u015f\u00fcnen ev sahiplerinin ak\u0131llar\u0131n\u0131 kurcalayan sorular\u0131n ba\u015f\u0131nda &#8220;<strong>Ev sahibi kiraya ne kadar zam yapabilir<\/strong>?&#8221; sorusu geliyor.&nbsp;Gelin, ev sahibi veya kirac\u0131 olarak haklar\u0131n\u0131z ve yeni gelen d\u00fczenlemeler sonras\u0131 bu sorunuzun cevab\u0131na dair bilmeniz gerekenlere birlikte bakal\u0131m.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Kira Zamlar\u0131na Gelen Yeni D\u00fczenlemede Ev Sahibi Kiraya Ne Kadar Zam Yapabilir?<\/h2>\n\n\n\n<p>8 Haziran 2022 tarihli TBBM genel kurulunda kabul edilen ge\u00e7ici kanunla, kira s\u00f6zle\u015fmelerinde kira bedelinin art\u0131\u015f\u0131na ili\u015fkin anla\u015fmalara <strong>y\u00fczde 25<\/strong> oran\u0131nda bir \u00fcst s\u0131n\u0131r getirildi. Buna g\u00f6re 1 Temmuz 2024 tarihine kadar kira art\u0131\u015f oran\u0131 %25&#8217;i ge\u00e7emeyecek.<\/p>\n\n\n\n<p><strong>1 Temmuz 2024 tarihinden sonra ev sahiplerinin yapabilece\u011fi zam oran\u0131 tekrar eski sisteme g\u00f6r\u00fcnecek gibi g\u00f6r\u00fcn\u00fcyor. Hen\u00fcz kira zamm\u0131nda %25 kural\u0131n\u0131n devam edece\u011fi konusunda bir a\u00e7\u0131klama yap\u0131lmad\u0131. Y\u00fczde yirmi be\u015f yasas\u0131 1 Temmuz 2024 y\u0131l\u0131nda sonlan\u0131yor. Yeni bir geli\u015fme olmad\u0131\u011f\u0131 s\u00fcrece 1 Temmuz 2024 tarihinden sonraki kira s\u00f6zle\u015fmelerinde y\u0131ll\u0131k TEFE-T\u00dcFE ortalamas\u0131 \u00fczerinden ya da ev sahibinin belirledi\u011fi \u015fartlar \u00fczerinden zam yap\u0131labilecek. <\/p>\n\n\n\n<p>8 Haziran 2022 tarihli TBBM genel kurulunda kabul edilen ge\u00e7ici kanun 2023 y\u0131l\u0131nda da uzat\u0131ld\u0131. &#8220;Ev sahibi kiraya en fazla ne kadar zam yapabilir?&#8221; diye merak ediyorsan\u0131z, 2023 y\u0131l\u0131 d\u00f6nemi boyunca, 1 Temmuz 2024 tarihine kadar ge\u00e7erli olmak \u00fczere, ev sahipleri kiraya en fazla %25 zam yapabilir. <\/p>\n\n\n\n<h3 class=\"wp-block-heading\">Kiraya Farkl\u0131 Oranlarda Zam Yap\u0131labilir mi?<\/h3>\n\n\n\n<p>Normal \u015fartlarda kira zamm\u0131na \u00fcst s\u0131n\u0131r 12 ayl\u0131k ortalama enflasyon \u00fczerinden yap\u0131l\u0131r. Fakat bu ge\u00e7ici d\u00fczenleme kapsam\u0131nda 1 Temmuz 2024 tarihine kadar konutlar i\u00e7in <strong>kira zam oran\u0131 y\u00fczde 25\u2019te sabitlendi<\/strong>. Bu oran\u0131 ge\u00e7ecek \u015fekilde yap\u0131lan yeni s\u00f6zle\u015fmeler ge\u00e7ersiz say\u0131lacak. <\/p>\n\n\n\n<h3 class=\"wp-block-heading\">Kira S\u00f6zle\u015fmesi Olmayan Kirac\u0131ya Ne Kadar Zam Yap\u0131l\u0131r? <\/h3>\n\n\n\n<p>S\u00f6zle\u015fmesi olmayan kirac\u0131lar i\u00e7in zam oran\u0131 ise her ay T\u00fcrkiye \u0130statistik Kurumu (T\u00dc\u0130K) taraf\u0131ndan a\u00e7\u0131klanan \u00dcretici Fiyat Endeksi&#8217;nin (\u00dcFE) 12 ayl\u0131k ortalamas\u0131n\u0131 ge\u00e7emez. S\u00f6zle\u015fmesi olmayan kirac\u0131larda yasada s\u00f6zle\u015fmesi olan kirac\u0131 olarak kabul g\u00f6r\u00fcr fakat bu durum kirac\u0131n\u0131n ka\u00e7 y\u0131ld\u0131r evde oturdu\u011funa vb. durumlara g\u00f6re de\u011fi\u015fkenlik g\u00f6sterebilir.
