Proje kapsam\u0131nda 500 bin sosyal konut ve 50 bin i\u015f yeri elektrik, su, do\u011falgaz vb. altyap\u0131lar\u0131 tamamlanm\u0131\u015f ve in\u015faat yap\u0131m\u0131na haz\u0131r arsalar halinde kurayla sat\u0131\u015fa sunulacak. Konutlar\u0131n in\u015faatlar\u0131ysa 2023\u2019\u00fcn ilk \u00e7eyre\u011finde ba\u015flay\u0131p yakla\u015f\u0131k 2 y\u0131l s\u00fcrecek. Birinci en \u00f6ncelikli, be\u015finci de en az \u00f6ncelikli olmak \u00fczere 5 farkl\u0131 ba\u015fvuru kategorisi bulunuyor. TOK\u0130 ba\u015fvuru kategorileri:<\/p>\n\n\n\n<ul>\n<li>1. kategori: \u015eehit aileleri, ter\u00f6r, harp ve vazife malulleri<\/li>\n\n\n\n<li>2. kategori: En az %40 engelli vatanda\u015flar<\/li>\n\n\n\n<li>3. kategori: Emekli vatanda\u015flar<\/li>\n\n\n\n<li>4. kategori: Ya\u015f\u0131 18-30 aras\u0131nda olan gen\u00e7 vatanda\u015flar<\/li>\n\n\n\n<li>5. kategori: Di\u011fer al\u0131c\u0131 adaylar\u0131<\/li>\n<\/ul>\n\n\n\n<p>Ba\u015fvuru \u015fartlar\u0131 bunlarla da s\u0131n\u0131rl\u0131 de\u011fil. TOK\u0130 ev ba\u015fvurusu yapmak isteyen bir ki\u015finin<\/p>\n\n\n\n<ul>\n<li>T.C. vatanda\u015f\u0131 olmas\u0131,<\/li>\n\n\n\n<li>Konut projesine ba\u015fvuraca\u011f\u0131 \u015fehirde 1 y\u0131ldan fazla s\u00fcredir ikamet ediyor olmas\u0131,<\/li>\n\n\n\n<li>Kendisi veya ailesi (e\u015fi ve \u00e7ocuklar\u0131) \u00fczerinde ba\u015fka bir konut olmamas\u0131 (\u015eehit aileleri, ter\u00f6r, harp ve vazife malulleri kategorisi hari\u00e7),<\/li>\n\n\n\n<li>Ayl\u0131k hane gelirinin en fazla 16.000 T\u00fcrk Liras\u0131 (\u0130stanbul i\u00e7in 18.000) olmas\u0131 (\u015eehit aileleri, ter\u00f6r, harp ve vazife malulleri kategorisi hari\u00e7),<\/li>\n\n\n\n<li>E\u015finin veya \u00e7ocuklar\u0131n\u0131n sosyal konut ba\u015fvurusu yapmam\u0131\u015f olmas\u0131,<\/li>\n\n\n\n<li>18 ya\u015f\u0131ndan b\u00fcy\u00fck olmas\u0131 (Gen\u00e7 kategorisi i\u00e7in 14.09.1992 tarihinden sonra do\u011fmu\u015f olmas\u0131) gerekiyor.<\/li>\n<\/ul>\n\n\n\n<h2 class=\"wp-block-heading\"><span class=\"ez-toc-section\" id=\"TOKI_Ev_Basvurusu_Yapabilmek_icin_Hangi_Belgeler_Gerekiyor_Nereden_Basvuru_Yapilabiliyor\"><\/span>TOK\u0130 Ev Ba\u015fvurusu Yapabilmek i\u00e7in Hangi Belgeler Gerekiyor? Bankadan ba\u015fvuru yapacaklar\u0131n getirmesi gereken belgeler ba\u015fvurunun kategorisine g\u00f6re de\u011fi\u015fiklik g\u00f6sterse de herkesin tabii ki n\u00fcfus c\u00fczdanlar\u0131n\u0131 yanlar\u0131nda bulundurmalar\u0131 gerekiyor.&nbsp;<\/p>\n\n\n\n<p>\u015eehit aileleri, ter\u00f6r, harp ve vazife malulleri sadece banka \u015fubeleri \u00fczerinden TOK\u0130 ev ba\u015fvurusu i\u015flemi ger\u00e7ekle\u015ftirebiliyor.&nbsp;<\/p>\n\n\n\n<p>Engelli vatanda\u015flar, Engelli ve Ya\u015fl\u0131 Hizmetleri Genel M\u00fcd\u00fcrl\u00fc\u011f\u00fc taraf\u0131ndan verilen kimlik kart\u0131n\u0131n fotokopisi veya tam te\u015fekk\u00fcll\u00fc bir devlet hastanesinden al\u0131nm\u0131\u015f, en az %40 engelli oldu\u011funa dair sa\u011fl\u0131k heyet raporu belgesiyle ba\u015fvuru yapabiliyorlar. 18 ya\u015f\u0131ndan k\u00fc\u00e7\u00fck engelli \u00e7ocu\u011fu olan anne veya babalar da kendi adlar\u0131na engelli kategorisinden ba\u015fvurabiliyorlar.&nbsp;<\/p>\n\n\n\n<p>Emeklilerinse Sosyal G\u00fcvenlik Kurumu\u2019ndan al\u0131nan emekli kimlik belgesi veya emekli oldu\u011funu g\u00f6steren bir belgeyle banka \u015fubelerine gitmeleri gerekiyor. Vefat eden bir emeklinin emekli olmayan e\u015fi de ba\u015fvuru yapabiliyor fakat merhumun ayl\u0131k maa\u015f\u0131n\u0131 alan k\u0131zlar\u0131 yapam\u0131yor.<\/p>\n\n\n\n<p>E-Devlet \u00fczerinden online olarak yap\u0131lan ba\u015fvurularsa bir nebze daha kolay diyebiliriz \u00e7\u00fcnk\u00fc t\u00fcm kimlik bilgileriniz hesab\u0131n\u0131z \u00fczerinden g\u00f6r\u00fcnt\u00fclenebiliyor. E-Devlet hesab\u0131n\u0131za giri\u015f yapt\u0131ktan sonra Toplu Konut \u0130daresi Ba\u015fkanl\u0131\u011f\u0131 hizmetleri aras\u0131nda yer alan &#8220;<a href=\"https:\/\/www.turkiye.gov.tr\/toki-konut-is-yeri-basvurusu\" target=\"_blank\" rel=\"noreferrer noopener nofollow\">Konut \u0130\u015fyeri Ba\u015fvuru<\/a>&#8221; sayfas\u0131na t\u0131klaman\u0131z ve ba\u015fvurmak istedi\u011finiz projeyi se\u00e7meniz gerekiyor. En \u00e7ok projenin yap\u0131laca\u011f\u0131 il 50.000 konutla tabii ki \u0130stanbul. \u0130stanbul\u2019u 18.000 konutla Ankara ve 12.400 konutla \u0130zmir takip ediyor. E-Devlet \u00fczerinden Engelli ve Emekli kategorisinden ba\u015fvuranlar\u0131n yaln\u0131zca hak sahibi olmalar\u0131 durumunda s\u00f6zle\u015fme a\u015famas\u0131nda engelli veya emekli olduklar\u0131na dair bir belge g\u00f6stermeleri gerekiyor.<\/p>\n\n\n\n<p>E-devlet \u00fczerinden yap\u0131lan TOK\u0130 ev ba\u015fvurusu i\u015flemlerinde ba\u015fvuru \u00fccreti olan 500 TL\u2019nin ba\u015fvuru sahibi ad\u0131na a\u00e7\u0131lm\u0131\u015f \u00f6zel hesaba 3 g\u00fcn i\u00e7inde EFT, havale, ATM vb. yollardan yat\u0131r\u0131lmas\u0131 gerekiyor yoksa ba\u015fvuru iptal ediliyor. Ba\u015fvuru yap\u0131ld\u0131ktan sonra \u00fccretin iletilmesi gereken IBAN SMS ile iletiliyor. Kuralar yap\u0131ld\u0131ktan sonra konut sahibi olmaya hak kazanamad\u0131\u011f\u0131n\u0131z takdirde ba\u015fvuru \u00fccreti taraf\u0131n\u0131za geri \u00f6deniyor.<\/p>\n\n\n\n<p>2+1 ve 3+1 olmak \u00fczere 2 ayr\u0131 konut tipi olmas\u0131na ra\u011fmen ba\u015fvuru esnas\u0131nda bu konuda bir tercih yap\u0131lam\u0131yor. Ba\u015fvurular proje baz\u0131nda ger\u00e7ekle\u015fiyor ve sonu\u00e7lar Konut Belirleme Kuras\u0131 etkinliklerinden sonra a\u00e7\u0131klanacak. 2+1 konutlar <strong>608.000 TL<\/strong> \u00fczerinden ayl\u0131k 2.280 TL\u2019den ba\u015flayan taksitlerle, 3+1 konutlarsa <strong>850.000 TL<\/strong> \u00fczerinden ayl\u0131k 3.187 TL\u2019den ba\u015flayan taksitlerle sat\u0131n al\u0131nabilecek.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><span class=\"ez-toc-section\" id=\"Hak_Sahibi_Olma_Durumunda_Odemeler_Nasil_Yapiliyor\"><\/span><strong>Hak Sahibi Olma Durumunda \u00d6demeler Nas\u0131l Yap\u0131l\u0131yor?<\/strong><span class=\"ez-toc-section-end\"><\/span><\/h2>\n\n\n\n<p>Kuray\u0131 kazanan hak sahiplerine konutlar %10 pe\u015finat ve 240 ay vadeyle sat\u0131lacak. Hak sahiplerinin \u00f6deyece\u011fi ayl\u0131k taksitler her y\u0131l\u0131n ocak ve temmuz aylar\u0131nda olmak \u00fczere y\u0131lda iki kez bir \u00f6nceki 6 ayl\u0131k d\u00f6nemdeki <strong>memur maa\u015f art\u0131\u015f oran\u0131<\/strong> dikkate al\u0131narak belli bir oranda artacak. Yani 20 y\u0131l boyunca her ay ayn\u0131 taksit \u00f6denmeyecek, \u00f6denecek miktar enflasyonla ayn\u0131 oranda de\u011fi\u015fecek. Taksit \u00f6demeleri konut sat\u0131\u015f\u0131nda imzalanan s\u00f6zle\u015fme tarihini takip eden ay itibariyle ba\u015flat\u0131lacak.
