Bu s\u00fcre\u00e7te kirac\u0131 ve alt kirac\u0131 aras\u0131nda da ev sahibi ve ana kirac\u0131n\u0131n aras\u0131nda oldu\u011fu gibi ayr\u0131 bir kira s\u00f6zle\u015fmesi imzalanm\u0131\u015f oluyor. Bu iki ayr\u0131 s\u00f6zle\u015fme aras\u0131nda ve ev sahibiyle di\u011fer kirac\u0131 aras\u0131nda bir ba\u011flant\u0131 bulunmuyor. Ek olarak ev sahibi ve di\u011fer kirac\u0131 aras\u0131nda bir ileti\u015fim kurulmas\u0131 da gerekmiyor.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><span class=\"ez-toc-section\" id=\"Alt_Kira_Yasal_Midir_Sartlari_Nelerdir\"><\/span>Alt Kira Yasal M\u0131d\u0131r? \u015eartlar\u0131 Nelerdir?<span class=\"ez-toc-section-end\"><\/span><\/h2>\n\n\n\n<p>Alt kiralama <a href=\"https:\/\/www.mevzuat.gov.tr\/mevzuatmetin\/1.5.6098.pdf\" target=\"_blank\" rel=\"noreferrer noopener nofollow\">T\u00fcrk Bor\u00e7lar Kanunu\u2019na<\/a> uygun ve yasal bir s\u00fcre\u00e7 fakat tabii ki de belli ba\u015fl\u0131 \u015fartlar\u0131 bulunuyor:<\/p>\n\n\n\n<ul>\n<li>\u0130lk olarak alt kiralaman\u0131n olmazsa olmaz \u015fart\u0131 alt kiralama s\u00fcrecine ev sahibinin onay vermesi ve yaz\u0131l\u0131 r\u0131zas\u0131n\u0131n al\u0131nm\u0131\u015f olmas\u0131.<\/li>\n\n\n\n<li>Kirac\u0131 m\u00fclke ve ev sahibinin mal varl\u0131\u011f\u0131na zarar verebilecek herhangi bir de\u011fi\u015fiklik veya hasara yol a\u00e7mayacak \u015fekilde alt kira s\u00f6zle\u015fmesi yapmal\u0131. Bu ko\u015ful sa\u011fland\u0131\u011f\u0131 takdirde kirac\u0131 m\u00fclk\u00fcn kullan\u0131m hakk\u0131n\u0131 ba\u015fka birine devredebiliyor.<\/li>\n\n\n\n<li>Alt kirac\u0131n\u0131n m\u00fclkle ili\u015fi\u011fi tamamen ana kirac\u0131 ve ev sahibinin aras\u0131ndaki kira s\u00f6zle\u015fmesinin s\u00fcresine ba\u011fl\u0131. As\u0131l kira s\u00f6zle\u015fmesi sonlan\u0131p taraflar yollar\u0131n\u0131 ay\u0131rd\u0131klar\u0131nda alt kirac\u0131n\u0131n da kiralama s\u00fcreci son bulmu\u015f oluyor ve m\u00fclk\u00fc daha fazla kullanmay\u0131 talep etme gibi bir hakk\u0131 bulunmuyor.<\/li>\n<\/ul>\n\n\n\n<h2 class=\"wp-block-heading\"><span class=\"ez-toc-section\" id=\"Alt_Kiralamada_Kiralayan_Kisi_Nelere_Dikkat_Etmeli\"><\/span>Alt Kiralamada Kiralayan Ki\u015fi Nelere Dikkat Etmeli?<span class=\"ez-toc-section-end\"><\/span><\/h2>\n\n\n\n<p>Alt kiralama yapan ki\u015filer her normal kiralama s\u00fcrecinde de oldu\u011fu gibi m\u00fclke zarar vermemek, kira bedelini vaktinde \u00f6demek ve s\u00f6zle\u015fme \u015fartlar\u0131na uymak gibi sorumluluklara sahip. Yani herhangi bir kirac\u0131dan pek bir farklar\u0131 olmuyor, sadece as\u0131l kira s\u00f6zle\u015fmesi sona erdi\u011finde m\u00fclk\u00fc kullanmaya devam edemiyorlar. Aksi takdirde as\u0131l kirac\u0131n\u0131n ev sahibine kar\u015f\u0131 sorumlulu\u011fu ortaya \u00e7\u0131k\u0131yor. B\u00f6yle durumlardaysa ev sahibi uygun g\u00f6rd\u00fc\u011f\u00fc takdirde alt kiralama s\u00fcrecinin durdurulmas\u0131na karar verebilme hakk\u0131na sahip.<\/p>\n\n\n\n<p>Alt kira s\u00f6zle\u015fmeleriyle ilgili yazabileceklerimiz bu kadar.
