T\u00fcm kredi borcunuzu kapat\u0131p ev \u00fczerindeki ipote\u011fi kald\u0131rmak istedi\u011finizde de bankaya sizin i\u00e7in bir fek yaz\u0131s\u0131 haz\u0131rlanmas\u0131 konusunda ba\u015fvuru yapman\u0131z gerekiyor. Bunun d\u0131\u015f\u0131nda fek yaz\u0131s\u0131 haz\u0131rlan\u0131rken ek bir masraf yapman\u0131z gibi bir durum s\u00f6z konusu olmuyor.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Fek Yaz\u0131s\u0131 Almak i\u00e7in Gereken Belgeler<\/h2>\n\n\n\n<p>Bir gayrimenkul \u00fczerindeki ipote\u011fin kald\u0131r\u0131lmas\u0131 i\u00e7in haz\u0131rlanacak fek yaz\u0131s\u0131n\u0131 alabilmek i\u00e7in ilk olarak bankaya teslim etmeniz gereken baz\u0131 evrak ve belgeler var:<\/p>\n\n\n\n<ul>\n<li>T.C. kimlik numaran\u0131z veya gayrimenkul sahibi t\u00fczel ki\u015filerse bunlara ait vergi numaralar\u0131<\/li>\n\n\n\n<li>Alacakl\u0131 ki\u015finin ve gayrimenkul sahibinin n\u00fcfus c\u00fczdan\u0131 veya pasaportu ve fotokopileri (E\u011fer alacakl\u0131 ki\u015fi bankaysa temsilci avukat kimli\u011fi ve fotokopisi isteniyor.)<\/li>\n\n\n\n<li>Bor\u00e7lu gayrimenkul sahibinin 2 adet, alacakl\u0131 veya temsilcisinin 1 adet 6&#215;4 boyutunda ve son 6 ay i\u00e7erisinde \u00e7ekilmi\u015f vesikal\u0131k foto\u011fraflar\u0131<\/li>\n\n\n\n<li>Bor\u00e7lu gayrimenkul sahibinin veya alacakl\u0131n\u0131n temsilcileri varsa bu ki\u015filerin temsil etme yetkisinin bulundu\u011funu g\u00f6steren belgeler<\/li>\n\n\n\n<li>Son olarak ipotek edilen gayrimenkule ait tapu senedi talep ediliyor. E\u011fer tapu senedi yoksa ada ve parsel numaralar\u0131n\u0131n bulundu\u011fu bir belge g\u00f6stermeniz gerekiyor. E\u011fer elinizde bunlara ait hi\u00e7bir evrak bulunmuyorsa gayrimenkul sahibinin s\u00f6zl\u00fc olarak yapaca\u011f\u0131 beyan da bu konuda ge\u00e7erli say\u0131labiliyor.<\/li>\n<\/ul>\n\n\n\n<p>T\u00fcm evraklar\u0131 eksiksiz \u015fekilde teslim etti\u011finiz ve kredi borcunuzu tamamen kapatt\u0131\u011f\u0131n\u0131z zaman ad\u0131n\u0131za bir fek yaz\u0131s\u0131 haz\u0131rlanarak evinizdeki ipote\u011fin kald\u0131r\u0131lmas\u0131n\u0131n \u00f6n\u00fcnde hi\u00e7bir engel kalm\u0131yor. Bu noktadan sonra yap\u0131lmas\u0131 gereken tek \u015fey haz\u0131rlanan fek yaz\u0131s\u0131n\u0131 noterde onaylatmak ve en ge\u00e7 bir y\u0131l i\u00e7erisinde <a href=\"https:\/\/www.turkiye.gov.tr\/tapu-ve-kadastro-genel-mudurlugu\" target=\"_blank\" rel=\"noreferrer noopener nofollow\">Tapu ve Kadastro Genel M\u00fcd\u00fcrl\u00fc\u011f\u00fc<\/a>\u2019nde sicile i\u015fletmek. Daha sonra Tapu ve Kadastro Genel M\u00fcd\u00fcrl\u00fc\u011f\u00fc\u2019nde ipote\u011finiz fek ediliyor ve konutunuz resmi olarak tamamen size ait olmu\u015f oluyor.<br>Fek yaz\u0131s\u0131yla ilgili bilmeniz gerekenler k\u0131saca bu \u015fekilde. Gayrimenkul ve emlak yat\u0131r\u0131m\u0131 hakk\u0131ndaki t\u00fcm hukuki s\u00fcre\u00e7lerinizi m\u00fcmk\u00fcnse profesyonellerden yard\u0131m alarak y\u00fcr\u00fctmenizi \u00f6neririz.
