Bu demektir ki in\u015faat \u015firketleri binay\u0131 istedikleri y\u00fckseklikte in\u015fa edememektedir.&nbsp;<\/p>\n\n\n\n<div style=\"height:20px\" aria-hidden=\"true\" class=\"wp-block-spacer\"><\/div>\n\n\n\n<h3 class=\"wp-block-heading\">H Serbest Nedir?<\/h3>\n\n\n\n<p>Gabari de\u011ferinin bulunmad\u0131\u011f\u0131 yani belediyelerin belirledi\u011fi azami y\u00fcksekli\u011fin yer almad\u0131\u011f\u0131 tapularda bina y\u00fcksekli\u011fi i\u00e7in H serbest ifadesi ile kar\u015f\u0131la\u015fabilirsiniz. Bu, binan\u0131n in\u015faat\u0131 yine \u015firketler ya da bireyler taraf\u0131ndan \u00f6zg\u00fcrce belirlenebilece\u011fi anlam\u0131na gelmez.&nbsp;<\/p>\n\n\n\n<p>\u00d6rne\u011fimiz \u00fczerinden gidecek olursak 1.000 metrekarelik bir arsada 0.5 emsal de\u011feri ile 500 metrekare net in\u015faat alan\u0131 mevcuttur. Bu in\u015faat i\u00e7in imarda H serbest ifadesi ge\u00e7ti\u011fini varsayal\u0131m. Bu durumda 500 metrekarelik net in\u015faat alan\u0131na 100 metrekarelik 5 katl\u0131 bir bina in\u015fa edebiliriz. Ayn\u0131 \u015fekilde 250 metrekare alan\u0131na sahip 2 katl\u0131 bir bina da&#8230; Fakat her \u015fekilde 500 metrekare toplam in\u015faat alan\u0131 s\u0131n\u0131r\u0131 ge\u00e7ilemez.&nbsp;<\/p>\n\n\n\n<div style=\"height:20px\" aria-hidden=\"true\" class=\"wp-block-spacer\"><\/div>\n\n\n\n<h3 class=\"wp-block-heading\">Kat say\u0131s\u0131 gabariden daha az olabiliyor mu?<\/h3>\n\n\n\n<p>\u0130n\u015faat\u0131n kat say\u0131s\u0131 tapudaki gabari de\u011ferini asla ge\u00e7emez. Fakat bu de\u011ferin alt\u0131nda olmas\u0131 m\u00fcmk\u00fcnd\u00fcr. Gabari maksimum de\u011feri ifade eder. Bundan dolay\u0131 \u00f6rne\u011fin gabarisi 12.50 olan bir bina, en fazla 4 kata kadar \u00e7\u0131kar. Bununla birlikte 4&#8217;ten daha az kata da sahip olacak \u015fekilde in\u015fa etmek m\u00fcmk\u00fcn.&nbsp;<\/p>\n\n\n\n<p>Fakat bu durumda daha az kat in\u015fa edilmi\u015fse de gabari \u00fczerinden belirlenen kat ba\u015f\u0131na in\u015faat alan\u0131n\u0131 ge\u00e7emez.&nbsp;<\/p>\n\n\n\n<p>Yine ayn\u0131 \u00f6rnekte gabarisi 12.50 olarak belirlenen bina i\u00e7in 1.000 metrekare arsa alan\u0131 var diyelim. Bu \u015fartlarda 0.50 emsal \u00fczerinden toplam in\u015faat alan\u0131 500 metrekaredir. Bu durumda yine kat ba\u015f\u0131na toplam in\u015faat alan\u0131 maksimum de\u011fer yani gabari \u00fczerinden hesap edelim. 12.50 &#8211; 0.50 \/ 3 = 4 kat sonucu elde ederiz. Yani kat ba\u015f\u0131na toplam in\u015faat alan\u0131 125 metrekaredir. Bu alana sonradan ihtiya\u00e7 fazlas\u0131 veya b\u00fct\u00e7e yetersizli\u011fi gibi sebeplerle 3 katl\u0131 bir binalar yap\u0131labilmektedir.
